Industrial Manufacturing Industry Brings More than $1 Billion in Planned Second-Quarter Project Starts to U.S. Mid-Atlantic Region

The projects cover a range of different sectors, including harbors, data centers and semiconductor manufacturing. As e-commerce grows, so does the footprint of the largest such company in the U.S.: Amazon.com Incorporated (NASDAQ:AMZN) (Seattle, Washington). In Suffolk, Virginia, Amazon will begin construction on a grassroot fulfillment center in the upcoming quarter. The multi-story building will have a footprint of 823,300 square feet and will include 200 trailer spaces. Kimley-Horn and Associates Incorporated (Virginia Beach, Virginia) is the engineer on the project, which is expected to be completed in fourth-quarter 2021. Coupled with the rise in technology are semiconductor and data center projects. In Ashburn, Virginia, about 35 miles northwest of Washington, D.C., CloudHQ LLC (Washington, D.C.) plans to start construction on Phase I of a grassroot data center campus, the first phase of a planned 1 million-square-foot campus that will feature 117 megawatts (MW) of power. Phase I will include approximately 535,000 square feet of building space and 59 MW of power generation. The general contractor is Holder Construction Group LLC. In Durham, North Carolina, Cree Incorporated (Durham) is planning an equipment addition to its semiconductor manufacturing plant, part of $1 billion in planned investment. The project will increase the facility's capabilities to manufacture silicon carbide and gallium nitride materials by up to 30 times to help meet growing demand due to the rise in electric vehicles and 5G devices. In Manassas, Virginia, NCS Technologies Incorporated (Gainesville, Virginia) will construct a grassroot computer manufacturing plant. In addition to assembly and warehouse space, the 109,000-square-foot building will house the company's corporate headquarters. Projects at ports and harbors also feature in the region's upcoming activity. The South Carolina Ports Authority (Charleston, South Carolina) will commence Phase IV of a harbor-deepening project in Mount Pleasant, South Carolina, the final phase of a $529 million port expansion. Dredged material will be transported to an expanded disposal site, and rock will be placed to create a hard bottom habitat near the channel entrance. About 29 acres of hard bottom habitat will be created, and about 665 acres of wetlands will be preserved to offset indirect wetlands impact from saltwater intrusion. Several smaller manufacturing projects also are set to kick off in the Mid-Atlantic, such as a grassroot refrigeration and heating equipment manufacturing plant in Asheville, North Carolina. Plant owner Haakon Industries (Cheney, Washington) will construct a 140,000-square-foot building to manufacture HVAC systems. The project is expected to be completed by the end of this year.
