Researched by Industrial Info Resources (Sugar Land, Texas)--The number of data centers in the U.S. is growing by leaps and bounds. Industrial Info is tracking more than $123 billion worth of active data center projects in the U.S. While not all of these will be constructed as planned, the size of the sector is apparent. Two states rise above the others in regard to the value of potential projects: Virginia and Arizona, which together boast more than $36.5 billion in active data center projects.

Virginia leads the nation in its data center activity, with several multimillion-dollar projects in the works. Culpeper County, located about 70 miles from Washington, D.C. and boasting $950 million in active data center projects, is a good example. Earlier this month, the Culpeper County Planning Commission voted to rezone acreage from being designated as Rural Area to Light Industrial, in order to pave the way for Peterson Companies LLC (Fairfax, Virginia) to begin developing a large data center campus that eventually could include nine data center buildings encompassing more than 2 million square feet. Construction on the first buildings could begin next year, with the overall project possibly stretching into the 2030s as new buildings are added. But that may not be all that's in store for Culpeper County. Last year, the county council voted to rezone land earmarked by Amazon.com Incorporated (NASDAQ:AMZN) (Seattle, Washington) for a data center. The facility would include two buildings, built in different phases, with the construction of the first building potentially kicking off later this year. The single-story, 250,700-square-foot building would be completed in 2025, when construction of the second, 189,000-square-foot building would begin. But the data center activity in Culpeper County pales in comparison to Virginia's Loudoun County, which is seeing nearly $10 billion in active projects. According to trade media, the county is home to the largest concentration of data centers in the world, which last year prompted the county's Board of Supervisors to establish new zoning limits on data centers as the facilities bumped up against residential areas and taxed the regional electricity grid. Among the largest projects underway in the county is CloudHQ LLC's (Washington, D.C.) $1 billion+ facility in Sterling, construction of which began last year. The three-story, 1.4 million-square-foot building will use 58 megawatts (MW) of power. Other big players in Loudoun County include Vantage Data Centers (Denver, Colorado), which has more than $1 billion in projects planned in the county. Soon to begin construction is the first phase of Vantage's data center campus in Sterling, which includes constructing a 400,000-square-foot data center building that will use 48 MW of power. Construction is expected to be completed in 2024, following which a second 400,000-square-foot building would be constructed. Arizona, with more than $14.6 billion in active projects, boasts second spot for U.S. data center construction activity by value. Almost all is in the Greater Phoenix area, with the city of Mesa, on the southeastern outskirts of the metropolis, boasting no less 21 active projects valued at $9.1 billion.

Among the leading developers in the Mesa area is Nippon Telegraph and Telephone Corporation (Tokyo, Japan), which is underway with Phase II construction of a complex that eventually will include seven buildings. Construction on the $1 billion Phase II of the facility kicked off earlier this year and includes constructing an approximately 235,500-square-foot data center building for completion by the end of this year. Facebook parent Meta Platforms Incorporated (NASDAQ:META) (Menlo Park, California) also is in the midst of Phase I construction of a planned muti-phase complex in Mesa. Construction of Project Huckleberry kicked off in 2021. The first phase of construction entails constructing two data center buildings totaling 960,000 square feet and is expected to be completed later this year.
