Researched by Industrial Info Resources (Sugar Land, Texas)--Warehouse and industrial buildings increased by more than 30% in 2015 to more than 11 million square feet in the Dallas-Fort Worth area of North Texas, according to Cushman & Wakefield (Chicago, Illinois), a global real estate services firm. More than 90% of construction is speculative building with no new upfront tenant. This ongoing trend may weaken in the third and fourth quarters of this year due to warehouse and distribution saturation.
Industrial Info is tracking more than $2.90 billion in warehouse and industrial building projects, with 31 Projects in the Dallas-Fort Worth area. Three of these current projects are each over $150 million.
The Port Logistics Southport Logistics Park is a 9 million-square-foot ongoing project. Industrial Info is tracking $350 million worth of activity stemming from the project. Phase 1 consists of Building 1 (1,075,260 square feet) and Building 7 (1,290,720 square feet), which are being built on a 530-acre site in Wilmer, a suburb of Dallas. Cadence McShane Construction Company is in charge of working on both buildings; Building 1 will be completed this fall, and Building 2 will reach completion in the first quarter of next year.
Facebook (NASDAQ:FB) (Menlo Park, California) is working on Phase 1 of a 3-Phase (750,000 square feet) mega data center project in Fort Worth. This $1 billion project is being built by DPR Construction Incorporated (Redwood City, California).
By the end of the year, the 250,000-square-foot Phase 1 section should be up and running and will be powered by renewable energy.
Steve Brown, real estate editor for the Dallas Morning News, stated: "Less than 7% of North Texas' warehouse space was empty at the end of March. The Dallas-Fort Worth area is currently the leading area in the country in demand of warehouse space, and this trend will probably continue till around Thanksgiving if nothing unforeseen economically occurs."
