Researched by Industrial Info Resources (Sugar Land, Texas)--The U.S. Mid-Atlantic market region, which includes Maryland, North Carolina, South Carolina, Virginia and West Virginia, has nearly $4 billion in Industrial Manufacturing Industry projects that are set to kick from July through September. The tracked projects range across the board and include everything from the manufacture of car components to data centers.

Among the top projects that are planned to kick off in the coming quarter is BMW of North America Incorporated's (Woodcliff Lake, New Jersey) grassroot automotive engines and transmissions manufacturing plant in Greer, South Carolina. The $300 million project entails installing production equipment to enable production of internal combustion engines, hybrid and fully electric drive trains, and motors for the North American market. BMW may have impetus to accelerate or delay the project, with the Trump administration's eyeing tariffs on European vehicles and parts. Late last month, the administration delayed the proposed tariffs by up to six months as it negotiates with trading partners such as the European Union and Japan. Another automobile parts-related project is planned for Durham, North Carolina, where Cree Incorporated (Durham) wants to begin construction on a production plant to manufacture silicon carbide wafers for use in the automotive sector. The project would occur on a brownfield site and entails structural modifications and renovations at an existing unused 253,000-squre-foot facility. Data centers are big business throughout the U.S., and the Mid-Atlantic region is no different. Among the data center projects planned to kick off in the region in the third quarter is Facebook Incorporated's (NASDAQ:FB) (Menlo Park, California) Phase IV expansion of its facility in Sandston, Virginia, which represents the final phase of the data center's development. The project includes constructing a 500,000-square-foot data hall and supporting equipment and systems to provide increased colocation services. In Sterling, Virginia, Edgecore Internet Real Estate (Denver, Colorado) will this summer begin construction on Phase I of a data center. The project entails construction of a 180,000-square-foot data hall with 36 megawatts of utility power for colocation purposes. Both light rail and freight rail projects feature in the region's project activity. Among the planned freight rail projects is CSX Corporation's (NASDAQ:CSX) (Jacksonville, Florida) intermodal rail hub near Rocky Mount, North Carolina. The 330-acre hub is planned to be a major East Coast hub for containerized cargo that travels by rail, trucks and ships. The facility would handle an estimated 110,000 container moves per year. While many of these are speculative in nature or will cater to multiple clients for multiple products, one geared for a specific product is Frontier Logistics' (La Porte, Texas) construction of a distribution center for plastic resin in North Charleston, South Carolina. The facility will be built on the 26-acre site of a former naval base and will include a 300,000-square-foot warehouse and eight rail car spots to support the transloading of up to 12,000 containers of plastic resin pellets per year for export through the Port of Charleston to overseas markets.
