Researched by Industrial Info Resources (Sugar Land, Texas)--Since its founding in 1982, Suffolk Construction Company (Boston, Massachusetts) has become one of the leading construction contractors in the U.S. The company's Massachusetts home accounts for much of its project activity; in keeping with Massachusetts' strong pharmaceutical-biotech sector, many of Suffolk's projects are for the life sciences sector, particularly in the Boston area. Industrial Info is tracking $1.9 billion worth of projects involving Suffolk.

Construction on one of Suffolk's largest projects kicked off in late 2022 in Cambridge, Massachusetts. Multinational company Takeda Pharmaceutical Company Limited (Tokyo, Japan) gained a foothold in Cambridge a few years ago when it renovated an existing structure to suit its needs. Now, at a location very close to that renovated site, Suffolk is underway with a new 16-story facility that will be used as a research and development (R&D) center for fields including oncology, hematology, neuroscience and gastroenterology.

The facility is being built in a previously cleared brownfield space and will be about 600,000 square feet, with at least a Gold Leadership in Energy and Environmental Design (LEED) certification. The building will include 15,000 square feet of public space, as well as a 400-seat theater. Suffolk is expected to wrap up the project in 2026. Suffolk is finishing work at another former brownfield site in Boston. Investment firm Beacon Capital Partners LLC (Boston) selected a 4.6-acre site at an existing industrial park for the location of a new, 10-story building. Suffolk is heading up construction on the 380,000-square-foot facility, which is being equipped for R&D activities for a single or multiple life-science companies.

Suffolk and Beacon Capital will continue developing the space after the project winds down. In February, Beacon confirmed that it wanted to situate another 10-story building next to the one under construction. If it occurs, construction on this second building remains some way out, expected to kick off early next year, putting it on track for completion in 2027. Another speculative real estate developer in the life sciences sector, the seemingly ubiquitous Alexandria Real Estate Trust Equities (NYSE:ARE) (Pasadena, California), has selected Suffolk as the general contractor for Phase III construction of the Landmark Center Redevelopment Project in Boston. Phase III includes a 550,000-square-foot, 14-story building that will house multiple life science tenants in most of the space, with about 50,000 square feet of ground floor space to be occupied by grocery store. Suffolk is at work on other life science projects that are planned or underway in the Boston area and New York state. In addition, Suffolk appears to have gained some traction with a company responsible for significant construction throughout the U.S.: Amazon.com Incorporated (NASDAQ:AMZN) (Seattle, Washington). Suffolk is putting the finishing touches on Amazon's grassroot delivery and last-mile distribution center in Brooklyn, New York. Construction on the three-story, 336,000-square-foot facility began a few years ago and is expected to wind down soon.

On the other side of country, Suffolk is wrapping up a very different project for Amazon: a 49-megawatt data center in Hayward, California, on the southern outskirts of Oakland. Construction, which began in 2021, entailed first demolishing existing unused buildings and in their place building a three-story, 278,000-square-foot data center facility.
