Researched by Industrial Info Resources (Sugar Land, Texas)--While the U.S. Mid-Atlantic market region, which includes Maryland, North Carolina, South Carolina, Virginia and West Virginia, perhaps isn't the manufacturing powerhouse that other regions such as the Great Lakes area are, Industrial Info is tracking more than $3 billion of Industrial Manufacturing projects that are planned to kick off in the region in the upcoming third quarter of 2021. Various sectors compose these projects, including data centers, automotive parts, and warehousing and distribution.

With more than $1 billion in planned third-quarter project starts, data centers easily eclipse other Industrial Manufacturing sectors in terms of value in the region. Most of these are occurring in Virginia, around the Washington, D.C. area, or near Richmond. Facebook Incorporated (NASDAQ:FB) (Menlo Park, California) plans to launch a Phase IV expansion at its facility in Sandston, near Richmond. This phase is the final one in the development of the facility, and the project entails constructing an approximately 500,000-square-foot data hall to provide increased colocation services. The project is set to wrap up in the first half of 2023. The first phase of the facility was brought online in 2020, and according to local news media, the facility has access to the MAREA subsea cable, a 4,000-mile-long transatlantic data cable that connects the U.S. with Spain and of which Facebook owns two of eight pairs of fiber-optic cable bundles. Manassas, Virginia, about 50 miles west of Washington, is a popular spot for data centers, with companies such as Amazon.com Incorporated (NASDAQ:AMZN) (Seattle, Washington) already having a presence in the area and two projects set to kick off in the coming quarter. Amazon plans to expand its data center there beginning in the upcoming quarter (see project report). Stack Infrastructure (San Jose, California) plans to begin on a grassroot data center there late in the quarter. The Phase I project includes a 700,000-square-foot building delivering 72 megawatts of power and is the first part of a planned 4 million-square-foot campus. Construction is set to be completed next summer. For more information, see Industrial Info's project report.
Automotive-related projects valued at nearly $640 million are planned to kick off in the region. Among the largest of these is Toyota Motor Corporation's (NYSE:TM) (Toyota City, Japan) upgrade of its engines and transmissions manufacturing plant in Buffalo, West Virginia. New equipment and machinery will be added to the 2 million-square-foot facility to increase production capacity by 70,000 engines per year. According to Assembly, the project, when complete, will create a third shift in the plant to help meet the increasing popularity of Toyota's RAV4. It will be completed in the first half of next year. For more information, see Industrial Info's project report.
Michelin Tire Corporation (Clermont-Ferrand, France) has a couple of capital projects that will kick off in South Carolina. In Greenville, Michelin will expand its 28,000-unit-per-day plant by constructing equipment and machinery to increase manufacturing operations and plant efficiency. For more information, see project report. A similar project will take place at its 7,000-unit-per-day heavy truck tire manufacturing facility in Spartanburg. For more information, see project report.
The U.S. has experienced a shortage of aluminum cans since the onset of the COVID-19 pandemic, when beverage consumption shifted away from restaurants and bars to homes. Several projects in this sector are set to kick off soon in the U.S. In Martinsville, Virginia, Crown Holdings Corporation (Yardley, Pennsylvania) will begin construction on a grassroot, 355,000-square-foot aluminum can plant to help expand its manufacturing along the East Coast. According to a company press release, the plant represents the third grassroot beverage can development in the past five years. For more information, see Industrial Info's project report.
Delivery company DHL International GmbH (Bonn, Germany) is launching a couple of projects in the area. In Cowpens, South Carolina, the company will construct a 1.3 million-square-foot grassroot warehouse to expand its logistics services in the area. The project will wrap up in the third quarter of next year. For more information, see Industrial Info's project report. DHL will construct a grassroot distribution center in Stafford, Virginia, about 40 miles southwest of Washington, D.C. ARCO/Murray Design-Build (Downers Grove, Illinois) is the design-build firm on the project, which is expected to be completed in first-quarter 2021. For more information, see Industrial Info's project report.
