Researched by Industrial Info Resources (Sugar Land, Texas)--North Carolina has seen an influx in project activity, with Industrial Info tracking more than $27.8 billion worth of industrial projects under construction there. Particularly noteworthy in the state's industrial activity are the Industrial Manufacturing and Pharmaceutical & Biotech industries, each with more than $10 billion worth of projects underway in North Carolina. Several projects come with investment values estimated to be $1 billion or more.

The state's largest project in the Pharmaceutical-Biotech Industry is FUJIFILM Holdings Corporation's (Tokyo, Japan) end-to-end monoclonal antibodies plant, which covers the gamut of pharmaceutical supply from production (initially from eight 20,000-liter bioreactors but expandable to 32 units) to final fill and finish. The plant is being built in two phases and equipped for vertically integrated production and distribution of monoclonal antibodies and mammalian cell cultures of bulk drug substances. At the end of the production process an aseptic fill-finish line awaits, assembling syringes and providing packaging and labeling services. Leading engineering, procurement and construction firm Jacobs Solutions Incorporated (NYSE:J) (Dallas, Texas) broke ground on the plant in early 2021 and is expected to be completed with the work later this year. The Industrial Manufacturing Industry is being driven by projects such as electric vehicles (EVs), representing some of the biggest investments being seen in the U.S. today. An EV and battery plant, which is being constructed in Moncure, about 30 miles southwest of Raleigh, comes from the Vietnamese EV manufacturer VinFast (Hai Phong), which manufactures a range of crossovers and SUVs seating between five and seven people. Construction entails building a main general assembly area of nearly 1 million square feet, a press shop, body shop, paint shop, central energy plant and more. General contractor Clayco (Chicago, Illinois) is expected to be at work on the plant for a while as the anticipated completion date is toward the end of 2028. About 35 miles from the Moncure plant, Toyota Motor Corporation (NYSE:TM) (Toyota City, Japan) has been at work on a grassroot EV-battery plant since 2022. The 490,000-square-foot facility in Liberty will house four production lines that will be able to manufacture a combined 800,000 battery packs per year, with the ability to ramp up to 1.2 million per year, should the market warrant it. Leading paint manufacturer Sherwin-Williams Company (NYSE:SHW) (Cleveland, Ohio) is expanding its facility in Statesville with both new production lines and office space. General contractor Gilbane Building Company (Providence, Rhode Island) is adding 36,000 square feet to the 200,000-square-foot facility, which will allow Sherwin-Williams to increase production of architectural paints and relocate offices to the new addition. Construction also includes the creation of four rail spurs, one extending from the main rail line and three for railcar storage, a distribution center, and fleet transportation center. Solar power's footprint also is growing in North Carolina, with the construction of a few smaller plants topping out at 80 megawatts (MW). Among these is AES Corporation's (NYSE:AES) (Arlington, Virginia) Halifax County solar plant near Enfield. Work on the plant commenced late last year and entails installing approximately 294,000 solar panels manufactured by First Solar Incorporated (NASDAQ:FSLR) (Tempe, Arizona). Late last year, Select Genetics (Willmar, Minnesota) began construction of a grassroot turkey hatchery in Goldsboro, which is about 55 miles southeast of Raleigh, employing Jackson Builders Incorporated (Goldsboro) as general contractor. The 100,000-square-foot building will employ state-of-the-art machinery and systems that will enable Select Genetics to hatch about 55 million eggs per year. The plant will supply the company's customers in the eastern U.S. and add more than 20 jobs to the area when it is completed in the spring of 2026.
