Pharma, Manufacturing Lead Indiana to $21.6 Billion of Projects Under Construction

Industrial Info is tracking more than $21.6 billion worth of industrial projects under construction in Indiana.

Researched by Industrial Info Resources (Sugar Land, Texas)--Indiana ranks only 38th among U.S. states by acreage, but despite this smaller footprint, the state is showing an outsized amount of industrial activity when compared with others. Industrial Info is tracking more than $21.6 billion worth of industrial projects under construction in Indiana. While the projects cover a range of industries, the Pharmaceutical-Biotech and Industrial Manufacturing industries contribute the most spending to Indiana's activity; the two industries account for nearly $15.4 billion worth of projects under construction in the state, boosted substantially by a few high-dollar projects.

One of the largest projects comes from pharmaceutical giant Eli Lilly and Company (NYSE:LLY) (Indianapolis, Indiana), which is underway with a massive multi-building complex at a site in Lebanon, about 25 miles northwest of central Indianapolis.

Construction on the first sections of the project kicked off last summer with Fluor Corporation (NYSE:FLR) (Irving, Texas) taking the lead construction role. Two buildings of 330,000 and 220,000 square feet will be constructed and equipped to manufacture active pharmaceutical ingredients (APIs) and new therapeutic modalities, such as genetic medicines. This facility is expected to be completed in early 2027. Another segment of the project began toward the end of last year and will see the construction of 12 more buildings, expected to be completed by the end of 2027. Eli Lilly also is underway with another large project involving new buildings and additions related to insulin production at its campus in Indianapolis. A former Lilly facility is being repurposed for something entirely outside of the life sciences sector: the manufacture of solar modules. Bila Solar Incorporated (Indianapolis) is repurposing the facility to manufacture glass-less solar modules that are about 95% slimmer and weigh 30% less than glass panels. Two projects involving the burgeoning lithium-ion batteries sector account for $4 billion in spending. In Kokomo, Stellantis NV (NYSE:STLA) (Hoofddorp, Netherlands) is underway with a grassroot 20-building complex to manufacture about 23 gigawatt-hours of batteries for the company's assembly sites in North America. Construction on the 3.3 million-square-foot complex kicked off early last year and is expected to wrap in the first quarter of 2025. About 120 miles southwest in Terre Haute, another project is underway to manufacture components that are used within batteries: separator films. These separators prevent direct contact between a battery's anode and cathode, while allowing free passage of lithium ions through a porous membrane. ENTEK International LLC (Lebanon, Oregon) is constructing a large grassroot plant to produce battery separators in Terre Haute. The project includes constructing four buildings totaling 1.4 million square feet and housing two production lines that, when completed in 2025, will begin ramping up toward production of 15 billion square feet of separator sheets annually. Rounding out the top three industries in terms of spending in Indiana is the Power Industry, which boasts a range of different projects, including solar and wind generation, transmission lines and battery storage. Among the solar projects is U.S. renewable energy powerhouse NextEra Energy Incorporated's (NYSE:NEE) (Juno Beach, Florida) Calvary solar farm near Monon, in the northeast of the state. Engineering, procurement and construction contractor Black & Veatch Incorporated (Overland Park, Kansas) kicked off construction about a year ago and is in the process of situating approximately 667,000 panels that will provide nameplate generation of 200 megawatts (MW). While solar generation represents most of the new generation being built in Indiana, it's not all renewables. CenterPoint Energy (NYSE:CNP) (Houston, Texas) is replacing two coal-fired units at its A.B. Brown Power Station in Posey County with gas-fired turbines in a simple-cycle configuration. The two 230-MW turbines were manufactured by General Electric (NYSE:GE) (Boston, Massachusetts) and are expected to be up and running in a little more than a year from now.
