Researched by Industrial Info Resources (Sugar Land, Texas)--As e-commerce sales in the U.S. continue to rise, Amazon.com Incorporated (NASDAQ:AMZN) (Seattle, Washington) and other retailers are building out warehousing and distribution space across the U.S. Industrial Info is tracking $10 billion worth of warehousing and distribution projects under construction in the U.S, with nearly 70% of the activity attributed to grassroot projects.
Data from the U.S. Census Bureau show a preliminary estimate of U.S. retail e-commerce sales for fourth-quarter 2024, adjusted for seasonal variation but not for price changes, was $308.9 billion--up from $300.1 billion in the third quarter--and an increase of roughly 9.4% compared with fourth-quarter 2023.
In addition, e-commerce sales accounted for 16.4% of total retail sales in the fourth quarter of this year, roughly flat compared with the third quarter's figure.
Total e-commerce sales, according to the bureau, were estimated at $1,192.6 billion in 2024--an increase of roughly 8% from 2023.
Industrial Info is tracking nearly $2 billion in warehousing and distribution projects across the U.S. from Amazon, which accounts for roughly 20% of the total investment; 12 of the company's 15 projects, and nearly all of the investment, is attributed to grassroot projects.
This includes a $200 million fulfillment center in Elkhart, Indiana, in the north of the state near the Michigan border, that will utilize robotics to automate the flow of inventory and help employees pick, pack and ship customer orders. Also underway is the construction of two Amazon distribution centers. Project Viento, a 653,442-square-foot building in Desert Hot Springs, California, is expected to wrap up around the end of the year, while Project Silver Eagle--a 3.4 million-square-foot building in Cottage Grove, Wisconsin--is expected to wrap up next year. Retailers such as Ross Stores (Dublin, California) also are building out warehousing and distribution capacity. Food and beverage warehousing is another driver of project activity under construction, including a campus in Birmingham, Alabama being built for an independent bottler (the Coca-Cola Bottling Company) that supplies The Coca-Cola Company (NYSE:KO) (Atlanta, Georgia). The latter does not own an interest in the bottling company.
