Projected Industrial Construction Starts for 3Q05 in Southeast Market Region Exceed $2.1 Billion

Planned capital and maintenance expenditures scheduled to begin construction in the third quarter of 2005, in the U.S. Southeast Region, which includes Alabama, Florida, Georgia, Mississippi, and Tennessee, is expected to be around $2.184 billion. Industrialinfo.com has identified 159 projects, which are slated to kick off during the quarter, of which 42 projects, with a combined total investment value (TIV) of $76 million, are considered maintenance, while 117 projects, with a cumulative TIV of $2.107 billion, are listed as capital. Individual project TIV ranges from $1 million to $300 million, with the duration of construction lasting through to 2007. Compared to the previous year, projects scheduled to start construction in 3Q04 numbered 155 and had a combined TIV of $2.002 billion.
In July, 81 projects tally up to $935 million, or 42.8% of all spending for the quarter. Figures for August drop significantly from the previous month, with 37 projects worth $265 million-a mere 12.1% of the quarter's total. Roughly $983 million, or 45% of the quarter's total, will occur in September from 41 projects.
Geographically, Florida leads all states in terms of investment value, with $961 million. Alabama ranks second with $471 million, followed by Georgia with $271 million, then Mississippi with $241 million, and lastly, Tennessee with $239 million.
From an industry perspective, spending for the Pharmaceutical & Biotech Industry will lead all spending, with $537 million from just nine projects. The Industrial Manufacturing Industry category trails, with plans to kick off projects to the tune of $390 million, spread across 77 projects.
Typically the pace setter, in terms of TIV, the Power Industry falls into third place, with $365 million out of four projects.
Roughly one-third ($650 million) of all planned spending will come from just three projects; a $300 million grassroot biotech research institute, a $200 million grassroot biomass-fired power plant, and a $150 million grassroot OSB Mill. Furthermore, grassroot project activity accounts for nearly half of all spending, with eleven projects, all together worth $1.022 billion, with the remaining balance going towards additions and expansions to existing plants.
