Researched by Industrial Info Resources (Sugar Land, Texas)--At a time when the speed and cost of product delivery to customers can make or break a company, having the proper distribution facility is vital. However, bigger isn't always better. A case in point can be made in Colorado, where Industrial Info is tracking nine Industrial Manufacturing warehouse and distribution projects worth a combined $283 million. Whereas four of those projects have total investment values ranging from $14 million to $180 million, five projects are valued at $10 million or less.
Smaller companies that are seeking to expand are realizing they can only compete by getting their product to the consumer more quickly and cost effectively, according to Heating, Air-conditioning & Refrigeration Distributors International (HARDI) (Columbus, Ohio).
Majestic Realty Company (La Puente, California) plans to start construction in October on two distribution centers in Aurora, Colorado, at the Majestic Commercenter, which occupies a 1,000-acre site. Building #4 is 154,320 square feet and Building #5 is 157,000 square feet, and both will be built by Commerce Construction Company (Aurora). The two distribution centers are set for completion in April 2017. Each building project cost around $8 million.
Becknell Industrial (Lyons, Illinois) is starting construction of a 251,680-square-foot warehouse valued at $7 million in Aurora on a 19.21-acre site. Located at Prologis Park 70, the project is set for completion in January 2017.
DCT Industrial Trust (Denver, Colorado) will start construction on the DCT Summit Distribution Center in Aurora in March next year. At a cost of $7 million, the warehouse will comprise 168,000 square feet and is located on a 14.6-acre site. Completion is planned for the fall of 2017.
Opus Northwest LLC has started construction in Aurora on the 122,511-square-foot Rangeview Industrial Center at a cost of $6 million. Located on a 6.4-acre site, it will be finished in February 2017. All of the grassroot projects are located in a larger distribution hub (Aurora), which offers good roads, rail and air transportation.
